Isle of Colonsay Lodges - "Phoebe" ***

This page is devoted to "Phoebe", which is our mini-lodge at Scalasaig. Please note that there are also three larger lodges, with two bedrooms, which are on a separate Island Lodges page. Much of the information is, of course, common to all four of the lodges.

In addition to "Phoebe", Kevin and Christa Byrne have two larger (4-star) properties, Longfield at Port Mor and Cill 'a Rubha at Uragaig.

AVAILABILITY

All availability is shown on our 2010 chart ("Phoebe" is at the bottom of the page), and we are now accepting provisional reservations for all dates in 2011. Please note that 2010 ferry timetable is now available.

LOCATION:

"Phoebe" Lodge is very convenient to the pier, shop, post office, surgery, village hall and to both of the island's licensed restaurants. No point in Colonsay or Oransay is more than 5 miles from the lodge and it is close to the island's award-winning hotel. The location is unmatched for walkers and cyclists, and ideal for anybody who intends to make use of "The Colonsay" restaurant and bar.

FLEXIBILITY:

Particularly suitable for persons who do not wish to stay for exactly seven nights, since the booking arrangements are very flexible. Arrive and depart on any Sunday, Wednesday or Friday in summer, and stay for as many nights as you wish. In winter ferries are on Monday, Wednesday and Friday and the same flexibility applies.

FACILITIES

This stylish chalet-type lodge holds a VisitScotland 3-star award and is heavily insulated and double-glazed throughout. Solid wood flooring throughout the ground floor and highest-quality berber carpeting elsewhere. Although it has no verandah, there is a tiny suntrap on the south side. It has just one bedroom, upstairs, equipped with a single and a double bed. There is a bright and comfortable groundfloor lounge, equipped with flatscreen TV and DVD player.

Heating is provided by convection radiation. The bathroom has a full-sized bath and an efficient electric shower; hot water for the bath and kitchen sink is provided by an immersion heater, sited in a useful airing-cupboard. The kitchen area is equipped with electric hob and oven, refrigerator, dishwasher and microwave. A nearby utility room for communal use is equipped with washing machine, tumble dryer and deep freeze. Electricity is supplied via a digital meter and charged on departure at cost price per unit inc. 5% VAT.

BONUS FEATURES

Under our standard arrangement, all bed-linen and towels (except beach towels) are provided WITHOUT additional charge and the beds are made up prior to your arrival. If you arrive without a car we will meet you at the ferry and carry your party and luggage to your accommodation free of charge, this service is repeated in reverse on your departure.

Well behaved pets are welcome, on the understanding that they will be kept under proper control.

The lodge is close to the licensed and award-winning hotel with excellent restaurant facilities and barely 400 metres from the local shop, post-office, surgery, parish church and pier. May MacKinnon's licensed "Pantry" is also within 400 metres, serving a wide variety of meals and snacks.

Bookings are accepted on a very flexible basis - arrive and depart by any ferry in winter, or on any Sunday, Wednesday or Friday in summer, and stay as long as you wish. For a stay of more than a week, calculate rental pro-rata. For shorter stays, please refer to the table given below.

CONDITIONS

We do not hasten to make conditions - the following points will be taken-as-read by most guests, but they are important and are mentioned to avoid misunderstandings.

"Phoebe" Lodge must be vacated by 10.00 on day of departure during the winter ferry timetable or 14.00 during the summer ferry timetable, to allow us to make adequate arrangements for incoming guests. (See Getting to Colonsay for details of the ferry timetables). Please note that in summer our standard changeover days are Sunday, Wednesday and Friday.

The property is self-catering, which means that the tenant is reponsible for normal cleaning and washing-up. It is a condition of letting that it is left in a proper state upon departure. We do not charge for pets but they must not be allowed upon furniture and any dog-hair must be thoroughly removed. A minimum charge of £50.00 will be raised where additional cleaning, washing-up or dog-hair are encountered by our staff.

Please do not smoke or permit smoking inside the lodge. The property is rented only as a holiday let and not as an assured tenancy in terms of Housing (Scotland) Act 1988.

CANCELLATIONS

Provisional bookings for any following year may be cancelled before Christmas without a qualm. Reservations for the current year become firm upon payment of the deposit and are liable to be paid in full (less 17.5% VAT where applicable) in the event of cancellation. Obviously we bend over backwards to re-sell any cancelled accommodation and we will credit you in full with any monies that can be recovered - but please note that the later the cancellation is notified, the greater will be our difficulty. We do urge all our guests to consider holiday insurance - this will give protection against a wide range of problems. There can be no obligation to purchase insurance, but do please make a conscious decision either way. If you decide not to have insurance, you will have agreed to carry the risk yourself.
